How Better Property Management Turned $950 Rent Into $1,550 Rent

This property was brought to us by investors who were not happy with their returns.

At the time, they were only getting $950 per month in rent. The tenant was a good tenant, but the rent was far below where it needed to be for the market and for the owner’s investment goals.

When the lease was ending, we let the tenant know the rent would be increasing to $1,550 per month. The tenant initially said they planned to stay, but we also knew the property needed some updates to justify that higher rent.

The home needed paint, flooring, and a few other improvements. It was not a massive rehab, but it was the right move. The trade-off was simple: by improving the property and raising the rent, the owner could gain an additional $600 per month, which equals $7,200 per year in extra income.

That is a substantial increase for one property.

Once the updates were completed and the lease ended, the tenant decided not to pay the new rent and moved back in with family. We quickly found a new tenant at $1,550 per month. The rehab took longer because the tenant was still living in the home. 

That created a $7,200 annual income gain for this client.

Now let’s look at the numbers:

2024: $5,022 net
2025: $7,843 net — new tenant moved in June 2025
2026: $8,392 net

Total Net Income: $21,257 after property management and insurance expenses.

The new tenant paying $1,550 per month has been excellent with on-time payments and has been a great fit for the property.

This is what the right property management can do. We did not originally purchase this property for the client, but we helped improve the income situation and strengthen their portfolio.

Better rent. Better tenant. Better long-term performance.

This property will continue to be a strong income-producing asset for this client, especially because it is located in a highly appreciating area.
